Mortgage Resources
The dream of home ownership has never been more within your reach. Below you will find information on each step
from pre-approval to closing on time. Please
contact me at any time to learn more about this process.

  1. Get Pre-Approved

  • First you will need to speak with a mortgage planner, they will ask you some personal
    information, including, but not limited to the following:

  • Personal contact numbers
  • Social Security Number
  • Address
  • Place and Length of Employment

  • A brief credit report will be run and a pre-qualification letter will be prepared

  • The pre-qualification letter will inform us of our pricing criteria, please note that most
    agents require you to have this in order to begin the buying process

    2. Find A Home

  • Our job now is to take the information obtained from the pre-qualification and begin to
    find you the perfect home.

  • Before we can begin, we will need you to sign several forms for us. These forms are to
    protect both you and us throughout this search for the perfect home.
           
  • On our first trip out, we will have already discussed several properties to view. We will
    have a MLS printout of each property for you to reference throughout the day.
           
  • We will also provide you with a Comparative Market Analysis, this will let you know how
    this property compares to other properties in the area.

  • We will continue this process until we find you the perfect house

    3. Sign and Deliver The Documents

    We want to get you into the house of your dreams, but once again, we will have several forms
    to go through and submit to the listing company.

    Once we have decided on the home of your choice…

  • We’ll go over the numbers that work for you (Do you want to give the full asking price?
    Do you want to offer a lower price? When do you want to close? How much money do we
    need for the earnest money deposit? Etc.)

  • The earnest money deposit is placed with the contract at the time of the offer, this is        
    usually between $500 and $1,000, and is credited back to you at the closing

  • A check in the earnest money deposit amount will go to the listing company, to be held in
    escrow, once the contract is signed.

  • After we have gone over all the numbers, we’ll prepare the contract and all of it’s
    attachments, have you sign them, then submit them all to the listing agent.

  • The seller will either accept your offer or will submit a new offer back to you, this is
    usually called a counter-offer

  • You can either accept their offer or you can counter-offer

  • Once both you and the seller agree, you will both have to sign the contract. The contract
    is not valid until both parties have signed.
           
  • We will provide you with a copy of your contract and we’ll start the closing process.

    4. Close On Time

  • You will now need to meet with your mortgage planner, they will need you to sign several
    various forms, including, but not limited to:

  • Application
  • IRS Information Forms
  • Credit Forms
  • RESPA Forms (making sure you are fully informed)

  • The mortgage planner will now let you know when you have been fully APPROVED!
  • We will now settle on a closing date and time and set it up with an attorney of your choice
  • Inspection and Termite Reports will now need to be done
  • The inspector will present you with a comprehensive report about things that need to be
    repaired or replaced

  • A couple of days before closing…

  • You’ll be getting your closing information from your attorney
  • You’re attorney will fax me a Settlement Statement
  • Once we have the approved Settlement Statement, we will call you and go over the
    numbers and inform you of the actual closing funds required

  • At Closing…

  • Everyone will show up, you, me, the seller, his agent and sometimes the mortgage
    planner
  • Once all the documents are signed, the Attorney has to wait for the Lender’s
    funding before they can record
  • Don’t be alarmed if you can not move in until the next day
  • Don’t hire a moving van until you have talked with me or an attorney
